A SURGE in land sales has flooded Tweed Shire Council with building applications, but Casuarina developer Tony McGinty was positive construction of the new Beachbreak estate would start soon.

There are just four blocks remaining at Beachbreak, south of Kingscliff, with pricing starting from only $285,000.

"It's a terrific feeling to see another major milestone come to fruition and the beginning of a new beachside community underway," Mr McGinty said.

He said he expected the remaining blocks to sell quickly when construction begins in a few weeks.

"There will be plenty of action on-site and that always spurs some additional interest in the project," Mr McGinty said.

"The blocks will sell quickly at those prices and people can start building their coastal dream home and settle before Christmas.

"These blocks are an opportunity to invest while the market is affordable.

"The sea change phenomenon is always a strong investment."

All of the remaining blocks also qualify for the NSW Homebuilders Bonus Scheme meaning buyers who enter into a contract before the end of June will receive a stamp duty exemption that could save them up to $9000.
