Rebates to reignite property sales
NEW stamp duty exemptions and rebates introduced by the NSW Government are expected to trigger a quick sale of the three remaining lots at a Tweed Coast seaside development located just south of Salt Village.
Coast marketing agents Ray Real Estate and Colliers International reported a number of potential buyers had remained on the sidelines in expectation of the stamp duty and rebate changes.
They confirmed the interested parties were now ready to commit and were expected to snap up the last available units.
Ray Real Estate director Tom Ray said the most significant change to the stamp duty laws was the increase in the eligibility threshold for vacant land purchases from $300,000 to $350,000.
All first home buyers could receive a full exemption on stamp duty resulting in savings worth approximately $11,500 on land valued at $350,000.
Land valued at between $350,000 and $450,000 were subject to indexed concessions which previously cut out at $400,000.
First home buyers can also apply for the new First Home Owners Grant worth 15,000 while investors or non first home buyers can apply for a $5,000 new home grant on vacant land valued up to $450,000.
Mr Ray said the exemptions and rebates offered an added sweetener and gave buyers more flexibility when choosing a new property.
"The final lots in Seaside's creek-side precinct are situated just metres from Cudgen Creek and a short walk from the beach and offer more than 1,000 sq m of living space, so they have been highly sought after," Mr Ray said.
Colliers International director Tony Holland said buyers need to consider that with improving market conditions and the depletion of land stocks, government rebates might not be as readily available in the future.
"Now is a great time to get in on the ground floor of Seaside development with current prices and concessions adding up to significant savings for purchasers," Mr Holland added.
