Locals buy up new estate

SALES in a new housing estate in Murwillumbah have shot holes in the theory that new blocks of land are being snapped up by "sea-changers" or "tree-changers" from the city.

Leonie and Barry Turner who have developed a 60-lot subdivision called Sovereign Heights on their former acreage property at West Murwillumbah say most blocks have sold to local people.

"Seventy-five per cent of the blocks have been sold, mostly to local people," said Mrs Turner who, with her husband, are fiercely proud locals, both "born and bred in Murwillumbah".

Mrs Turner said most of the homes being built are large, quality houses with buyers taking advantage of the location "just five minutes west of Murwillumbah."

Remaining blocks in the estate which was formally registered in January, range from 670 square metres to 900 square metres, starting from $180,000 in price.

Mrs Turner said the estate featured plenty of open space "with walkways, cycleways and park- land."

Development of the estate and sharing the rural surroundings with others has been a dream of the Turners since they moved into a new house on a hill there five years ago.

Already Mrs Turner said buyers had chosen to orientate their homes to take advantage of the rural views which include Mt Warning.

"Everyone is building their main living areas to face the dairy cattle (on the Tweed River flats), the rural views and Mt Warning," she said.

"And that will never be built out. It will never change.

"It’s just so rural and yet you are not far from town."

Mrs Turner said that while only land was selling at the moment they had plans to offer house and land packages.

According to research by PRDnationwide and RPdata, Murwillumbah has become a property hot-spot despite the recession.

In the latest Property Watch Research report Murwillumbah is outlined as a hot-spot for 2009 with median house prices currently at $370,000.

That is well below the Tweed% region average, making Murwil- lumbah the most affordable% option in the area set to experi- ence dramatic growth.

A number of major developers have turned their eyes to Murwil- lumbah which is undergoing a radical transformation to meet increasing demand from buyers.
